Your Cape Cod REALTOR®
Real estate runs in my blood — and so does an eye for quality. I earned my Bachelor of Science in Business from the University of Rhode Island in 2000 and obtained my first real estate license in Rhode Island in 2001, beginning a career that has spanned over two decades and three disciplines: real estate, sales, and business development. My mother was an interior decorator. My father built custom homes. I grew up walking job sites and learning what separates a well-built home from a beautiful-looking one — knowledge that most agents simply don't have and that I put to work for every client I represent.
I made Cape Cod home in 2013, and after nearly a decade of building deep roots in this community, I earned my Massachusetts real estate license in 2022. I brought with me 25 years of sharpened instincts in Sales, Marketing, and Business Development — skills that translate directly into better pricing strategy, stronger negotiation, and marketing that actually reaches buyers. I serve all of Cape Cod, from the bridges to Provincetown, and I treat every transaction as if it were my own. I am also a licensed Massachusetts Notary Public.

Know Your Community
The Upper Cape — Falmouth, Bourne, Sandwich, and Mashpee — is Nicole's primary market. Each town has its own distinct character, neighborhoods, and real estate landscape. Here's what makes each one special.
Falmouth is the second-largest town on Cape Cod and one of its most beloved. Situated at the southwestern tip of the Cape, it borders Buzzards Bay to the west and Vineyard Sound to the south, giving residents access to both calmer bay waters and the open Atlantic. The town encompasses 14 distinct villages, each with its own personality.
The town center — Main Street lined with shops, restaurants, the historic Village Green, and the Falmouth Library. A walkable, year-round community hub.
A residential community along the Vineyard Sound shore with boat ramps, marinas, and a strong year-round population.
World-famous for the Woods Hole Oceanographic Institution (WHOI) and Marine Biological Laboratory (MBL). A compact, charming village with ferry service to Martha's Vineyard.
A quiet harbor village with a small marina, historic homes, and a close-knit community feel. Prized for its peaceful character and proximity to the bay.
A residential area bordering Bourne with access to Old Silver Beach, one of Cape Cod's most popular family beaches.
A village within East Falmouth along Route 28, offering convenient access to shops and services with a mix of year-round and seasonal housing.

Bourne is the first town you reach when crossing onto Cape Cod via the Bourne or Sagamore bridges. Uniquely, the town straddles both sides of the Cape Cod Canal — the only town on the Cape to do so. This gives Bourne residents access to both Buzzards Bay and Cape Cod Bay, making it a boater's paradise.
The commercial center of Bourne, situated at the western end of the Canal. A working waterfront community with year-round services and a revitalizing downtown.
At the eastern end of the Canal, Sagamore is home to the famous Sagamore Bridge and the Pairpoint Glass Works, one of the oldest glass companies in America.
A quiet residential area along the Canal with historic homes and scenic water views. The Bourne Scenic Park campground draws visitors each summer.
A charming village on Buzzards Bay with a small harbor, boatyard, and a mix of historic and newer homes. Popular with boaters and nature lovers.
Sandwich holds the distinction of being the oldest town on Cape Cod, incorporated in 1637. Its historic town center is a National Historic District, featuring the iconic Dexter Grist Mill, Heritage Museums & Gardens, and the Sandwich Glass Museum. The town offers a rare blend of deep history, natural beauty, and a peaceful residential atmosphere.
The historic town center with the Dexter Grist Mill, Shawme Pond, and a beautifully preserved Main Street. The Sandwich Glass Museum documents the town's 19th-century glass-making heritage.
A rural, wooded area with cranberry bogs, conservation land, and quiet residential neighborhoods. Sandy Neck Beach, one of the Cape's finest barrier beaches, is located here.
A residential village in the interior of Sandwich, popular with families for its quieter setting and access to Route 130.
A neighborhood near the Sandwich-Barnstable border with a mix of residential properties and proximity to both Route 6A and Route 6.

Mashpee is home to the Mashpee Wampanoag Tribe, whose ancestral homeland this has been for thousands of years. Today, the town is one of the fastest-growing communities on Cape Cod, driven by new construction, the popular Mashpee Commons open-air shopping district, and excellent access to both Nantucket Sound and the Upper Cape.
A vibrant open-air shopping, dining, and entertainment district at the heart of Mashpee. Modeled after a traditional New England town center, it anchors the community year-round.
An upscale planned community on Nantucket Sound featuring two golf courses, private beaches, and a mix of condominiums, townhomes, and single-family residences.
A seasonal community on Nantucket Sound with a marina, beach club, and charming cottages. One of the Cape's most sought-after summer destinations.
A growing residential area with newer construction, close to Mashpee Neck Road and the town's extensive conservation lands and freshwater ponds.

Average supply in 2025 — still a seller's market. A balanced market is 5–6 months. Buyers face limited choices.
Fewer single-family homes under $500K vs. 2024 (209 vs. 317). Entry-level buyers face a tightening market.
With only 2.0 months of supply and median prices at $790,000, Cape Cod remains a competitive market. Homes are taking slightly longer to sell (58 days vs. 50 in 2024), giving buyers a bit more time — but serious offers still need to be ready. Pre-approval and a local agent who knows off-market opportunities are essential.
Sellers are still receiving 95.2% of list price on average, and the market has stabilized after the pandemic frenzy. Accurate pricing and professional presentation are more important than ever. Overpriced homes are sitting longer — strategic pricing wins.
